Renovating a Coastal Property With a View: Luxury That Lasts

A coastal renovation is one of the smartest ways to elevate both lifestyle and property value, especially when the home has a view worth showcasing. In this Dana Point property, where we led the full renovation, the key was designing around that natural asset by creating seamless indoor/outdoor flow, opening up main living spaces with expansive glass doors, and orienting kitchens, living rooms, and primary suites toward the water. We chose flush mount frameless retractable glass doors so as not to interrupt the view when the doors were closed and enable them to open completely into a concealed pocket.

The primary bedroom en suite was positioned off the living room for a full view of the ocean making the home feel more luxurious and expansive. For added interior privacy, we designed a retractable wood panel door system between the open floor plan and primary bedroom that tucked away inside a pocket when not in use.

To truly maximize value, a coastal renovation has to go beyond beauty and focus on long-term performance. Buyers are willing to pay more for homes that combine refined design with practical resilience, which means choosing impact-rated windows and doors, marine-grade hardware, moisture-resistant materials, and high-performance ventilation and dehumidification systems. Durable finishes such as stone, porcelain, quality stucco, and properly specified wood can deliver the relaxed elegance of coastal living without the maintenance headaches. Smart additions like an outdoor kitchen, outdoor shower, mudroom or beach entry, and generous hidden storage also make a property feel thoughtfully planned, highly functional, and move-in ready, which is exactly what supports premium value.

The biggest pitfalls in coastal renovations usually come from focusing only on aesthetics and overlooking the realities of sun, salt air, wind, drainage, and privacy. Too much unprotected glass, materials that corrode quickly, slippery pool decking, poor weather shielding, and weak moisture control can turn a dream renovation into an expensive problem. The smartest approach is to pair stunning design with strong infrastructure: deep overhangs, proper site drainage, wind-protected outdoor rooms, shaded lounging areas, and finishes selected specifically for the coastal environment. A renovation that both enhances the view and respects the conditions around it will always stand out, not just as a beautiful home, but as a lasting investment.
